Title insurance exist to protect ownership of property the case of a dispute.

What is Title Insurance...
Title insurance protects you in the case that someone has a claim to your home. Your title insurance will protect you and make sure your property stays with you. 

There are a couple of kinds of title insurance:

  • Owners title insurance 

This protects a property's owner and assures them that the property is correctly vested with them except for specific exclusions from the policy.

  • Lenders title insurance

Also called a loan policy - this type of insurance provides coverage only to the lender in the transaction of a mortgage, deed of trust or other security instrument.

 

So do you need to get title insurance? YES. It is important that you carry title insurance in the case of a dispute over ownership of the property.
