Expert Tips For Handling The Home Inspection

The house inspection can be a worrying factor for sellers and buyers in the buying process. A stranger going through your house telling you all the things wrong with it is not fun for anyone. Then you have the worry on top will it affect the sale of the home? Well here are 8 tips to avoid exactly that:

1. Your traditional home inspection

Now home inspectors are usually good however they are not trained structural engineers, HVAC engineers or electricians. So how should they know all the technical aspects, make sure you seek out a licensed professional who can examine all the technical aspects.

2. Your left phalage is off by 20mm......

A house inspector will always find something wrong with the house. To cover themselves they will never say "Your house is perfect you are good to go".

3. The report is very in-depth.

Inspectors usually use a template to fill out the report and this is very in-depth. They may even include tips for the inside and outside of the house. Think of it as your customized owners manual.

4. The older the home the more issues.

Not too much needed here but I am sure as you can expect if the house is 100 years old then don't be surprised if there are some issues.

5. Experts for additional inspections

If the inspector brings up electrical issues, call a licensed electrician and ask them to look at it. This can put your mind at ease and give you a clearer idea of the issue.

6. You don't have to use a home inspector.

Why not use a licensed plumber, electrician or roofer to inspect the individual components of the home. Yes it may cost a little bit more but it could be worth it to ease your mind.

7. Pick your battles

Asking a seller to address every little issue with the home can be risky. They may get annoyed and pull out of the sale. Consider a balance of fixing the issues and reducing cost.

8. Take a deep breath and relax.

At this point everyone is tense, you can all see the final stretch so don't trip over your feet now. Stay calm and see the bigger picture that the house buying experience is rarely perfect understand this and really make sure you have weighed the pros and cons.
